Below are some of the most frequently asked questions about living in the GPTC community:

Trash pickup is at 7:00am on Tuesdays and Fridays. Your trash must be placed in an outdoor trash can with a secure lid; all trash cans and recycling bins must be labelled with your house number. NO trash bags are allowed to be left on the curb as they can attract unwanted animals.

Our trash collection company is very prompt, so you may find it easier to put your trash can out the evening before. Following trash pickup, please return your trash can to its storage area behind your home and out of public view.

Recycling Pickup is on Fridays. All recycled materials must be put in county-provided “blue bins”; contact Montgomery County Division of Solid Waste Services to order your bins. Montgomery County rules require that paper recycling is not commingled with plastic and glass recycling. Montgomery County rules also prohibit placing recyclables in plastic bags inside the blue recycling bins. Montgomery County reserves the right the refuse to collect recycling if these rules are not followed: https://www.montgomerycountymd.gov/sws/ Recycling bins must be stored out of public view following pickup.

Yes. You may have up to three cars per unit and each car must display a current GPTC sticker. One car should be parked in your reserved numbered space; any additional cars should be parked in a reserved non-numbered space. GPTC will tow cars that are parked in numbered & unnumbered reserved spaces with NO sticker. GPTC residents that have a GPTC parking sticker may not park cars in a visitor designated parking spot. GPTC will tow any cars that have a GPTC resident sticker that are parked in a visitor designated parking spot.

Subject to the provisions of the Bylaws, dogs, cats and other domestic animals are allowed, provided that the same shall not be a nuisance to other occupants by way of odor, behavior, noise, health threat, or in any other way.

All dogs and cats must be licensed with Montgomery County and have current vaccinations. 

Pet registration forms must be forwarded to Abaris Realty along with a copy of the pet’s current Montgomery County Pet License and a picture of the pet.

In general, no changes are permitted to the outside of a unit without written permission from the Board of Directors and/or its Management Agent (Abaris Realty). Homeowners must file an application with the Architectural Control Committee (ACC) and receive a written approval prior to beginning any exterior modifications. Any unauthorized changes to your home or landscaping will be required to be removed and replaced pursuant to the exterior modification policies.

GPTC is located just steps from the Grosvenor-Strathmore Metro station (Red Line) and offers convenient access to public transit (Metro, Ride-On) and the region’s highways. GPTC is within walking distance of the Bethesda Trolley Trail and the Rock Creek Park watershed for walking, running, and biking. The award-wining Grosvenor Market is located just across the street from GPTC which offers a full-service market with fresh produce, meats, seafood, deli, beer, and wine. During the summer months, neighbor Grosvenor Park I condominiums has offered pool membership to GPTC residents for a seasonal fee. The community is also across Rockville Pike from the renowned Music Center at Strathmore which has unprecedented partnerships with the Baltimore Symphony Orchestra, Washington Performing Arts, National Philharmonic, Levine Music, CityDance, and Maryland Classic Youth Orchestras.

Many residents inquire about replacing their windows and sliding glass doors.

ANY request for replacement windows must be approved via a sample wheel that your contractor needs to provide. Approvals will not be made with pictures from the brochures. Your contractor wants to sell you their brand. They will tell you that the “almond” or whatever color matches. It doesn’t necessarily match. That is why we request the wheel.

  • For new decks, the stain should be the Behr clear stain linked above.
  • Re-staining or painting existing colored decks MUST have the requested color submitted AND needs to be spot tested on the existing color of the deck. Just sending in the request without the color test will not be approved. One of the recommended colors is Behr Premium #50129 Chocolate Solid Color Waterproofing Stain & Sealer

What sets GPTC apart from the average townhouse Homeowners Association (HOA) community is that when it was developed, the developer named it as a Condominium and included in the governing documents that GPTC is responsible for holding a blanket master insurance policy for structural dwelling coverage of all homes.

In a typical HOA, every homeowner is responsible for obtaining hazard insurance for their own home and the HOA is only responsible for insuring common areas belonging to the HOA. Furthermore, GPTC cleans all gutters on all homes twice per year and maintains all yards in the community to include removal and replacement of front yard landscaping which is not typical in the usual HOA where homeowners are responsible for all gutter cleaning and maintenance and replacement of all landscape (trees, flowers and bushes) on their lot (front and back).

GPTC also has several buildings which are moderately priced dwelling units (MPDUs) that were required to meet County requirements when GPTC was developed. These MPDUs are known as the piggy back units and GPTC is responsible for the exterior maintenance, repair and replacement of the exterior portions of all homes, fences and decks on the piggy back units.
